Short answer: There is no reliable national figure for homestay occupancy or profit in India. Results depend on location, season, room rate and how many bookings come through OTAs. The useful number is your own break-even occupancy: the share of room-nights you must sell to cover fixed costs. This guide shows how to work it out. The figures below are example numbers, not data.
What public data exists
- The Ministry of Tourism publishes India Tourism Statistics with domestic and foreign visit numbers by state: https://tourism.gov.in/market-research-and-statistics These are visitor numbers, not occupancy data.
- We found no official source for homestay occupancy in India. State homestay schemes cover registration, not occupancy.
- Industry surveys (for example HVS/Hotelivate, an industry source, not official data) mostly cover branded hotels, not homestays, so they may not match a 4-room property.
Treat any single "average homestay occupancy" figure online with caution unless it names its source and sample.
The formula
- Room-nights available = rooms × nights open in the period.
- Occupancy = room-nights sold ÷ room-nights available.
- Net per room-night = rate − OTA commission (on OTA bookings) − variable cost per stay (laundry, toiletries, breakfast, power).
- Break-even room-nights = fixed monthly costs ÷ net per room-night.
- Break-even occupancy = break-even room-nights ÷ room-nights available.
Worked example (Example numbers, not data)
A 4-room homestay open 30 nights:
- Room-nights available: 4 rooms × 30 nights = 120 room-nights.
- Average rate: ₹2,500. Variable cost per stay: ₹400.
- Half the bookings come through an OTA at an 18% commission (an assumption; check your contract) (₹450), so average commission per room-night is ₹225.
- Net per room-night: 2,500 − 225 − 400 = ₹1,875.
- Fixed monthly costs (staff, rent or loan, software, maintenance): ₹45,000.
- Break-even room-nights: 45,000 ÷ 1,875 = 24. Break-even occupancy: 24 ÷ 120 = 20%.
- At 40% occupancy (48 room-nights): 48 × 1,875 − 45,000 = ₹45,000 before tax.
Change any one input and the answer moves a lot, which is why your own numbers matter more than an average.
What moves profit most
- Season: run the formula for peak and off-season months separately.
- Channel mix: each booking moved from OTA to direct keeps the commission.
- Length of stay: longer stays cut turnover costs.
- Rate: small rate changes on peak nights add up.

Frequently asked questions
What is a good occupancy rate for a homestay in India?
There is no published national benchmark for homestays that we could verify. Start from your break-even occupancy and aim above it each season.
How do I calculate break-even occupancy?
Divide fixed monthly costs by your net earning per room-night, then divide by room-nights available.
Is a homestay profitable in India?
It can be, but it depends on location, season, rate and costs. Run the formula with your numbers.
How much do OTAs take?
Commission varies by OTA, contract and property. Check your own contract instead of using an average.
Do I need GST registration for a homestay?
It depends on turnover and how you sell. See https://www.bitlegacy.in/blog/hotel-gst-india-2026 and check with your CA.
