Airbnb (and other OTAs) are excellent at discovery. They are expensive at repeat stays — because every booking can carry a platform fee, and the platform owns the guest relationship.
This guide is for hosts who run a farmhouse, villa, or homestay in India — not a 40-room hotel worksheet. Hotel OTA maths live here: OTA commission vs direct bookings.
Simple host maths (illustrative)
Assume one villa weekend stay at ₹20,000 to the guest, and a ~15% platform cut on that stay (your real rate may differ — check your payout):
| Path | Platform fee @ 15% | You keep (before tax/ops) |
|---|---|---|
| Airbnb / OTA | ≈ ₹3,000 | ≈ ₹17,000 |
| Direct on your website | ₹0 commission to the OTA | ≈ ₹20,000 |
Ten such weekends a year on OTA-only ≈ ₹30,000 in platform fees. Convert three of them to direct and you have already paid for months of software.
Fees change. Treat the table as a worksheet — plug your ADR and your fee %.
What “direct” actually needs
- A bookable website (or clear stay request + payment path) — not only Instagram
- WhatsApp / phone follow-up you control
- Calendar honesty if you still sell on Airbnb
- Optionally a Google Business Profile website URL — only if eligible (GBP guide)
BitLegacy ships the website + Front Desk path inside the plan. Farmhouse / Villa entire-place is ₹650/month with Channel Manager included — see farmhouse / villa software and pricing.
Hybrid, not “bypass”
Do:
- Keep Airbnb listings for new guests
- Send past guests your own site (or WhatsApp booking link) for the next stay
- Put your own URL on eligible Maps / GBP profiles
Do not:
- Move an in-progress Airbnb booking off-platform to dodge fees
- Promise guests a “secret cheaper Airbnb” that violates platform rules
- Fake a Google Maps pin for a vacant holiday home Google does not allow

Airbnb vs Booking.com vs MakeMyTrip: which fits a homestay
There's no single right OTA for a homestay — fit depends on your property and guests:
- Airbnb tends to suit whole-home and unique-stay listings aimed at international and leisure travellers who already trust the platform's booking flow.
- Booking.com and MakeMyTrip skew more domestic, and are just as comfortable with single-room listings as entire places — useful if you rent individual rooms as well as the whole property.
- Payment and invoicing differ by platform. Booking.com, for example, bills commission monthly after the guest checks out rather than taking a cut at the time of booking (see OTA commission vs direct bookings for the full breakdown).
Most hosts don't pick just one — listing on more than one OTA widens reach, as long as you sync availability with a channel manager so the same night can't be double-sold, and you still grow your own direct site for guests who already know you.
Avoid double bookings
If the same dates are open on Airbnb and your site, you need sync. Read channel manager India and avoid double bookings. On BitLegacy Farmhouse / Villa, Channel Manager is included.
Next steps
- Run your last 10 stays through the fee worksheet
- Publish a BitLegacy site (website product)
- Start a farmhouse / villa trial if you are entire-place
- Read website on Google Maps / GBP before creating any Maps profile
Frequently asked questions
How much commission do Airbnb hosts pay in India?
Fees vary by account and programme. Many hosts see roughly mid-teens percent on the host side under common host-only fee models, while older split-fee accounts differ. Always check your own Airbnb payout screen — do not treat one blog number as your contract.
Does Airbnb allow hosts to have their own website?
Yes. An independent website for new or returning guests is normal. Platforms typically disallow moving an existing platform booking off-site to avoid fees.
Should I quit Airbnb if I build a direct site?
Usually no at first. Keep Airbnb for discovery; use your website for repeats, referrals, WhatsApp, and Google traffic. Most successful hosts stay hybrid.
How does BitLegacy help Airbnb hosts?
BitLegacy includes a guest website and commission-free direct path. Farmhouse / Villa entire-place is a fixed ₹650/month plan with Channel Manager included so calendars can stay aligned with OTAs.
Which OTA suits a homestay: Airbnb, Booking.com or MakeMyTrip?
It depends on who you're trying to reach and what you're listing. Airbnb leans toward international and leisure travellers booking whole-home or unique stays; Booking.com and MakeMyTrip skew toward domestic travellers and are also comfortable with single-room listings, not just entire places. Payment and invoicing differ too — Booking.com, for instance, invoices its commission monthly after checkout rather than deducting it booking-by-booking. Rather than picking one, most hosts list on more than one platform for reach and keep their own direct site for repeats — just sync calendars with a /channel-manager so the same dates aren't sold twice.
